Imagine that you've recently purchased a condo for $100,000. The complex where it's located is about 90% rented, and 10% owner-occupied. The complex's owner struggles, and the whole neighborhood goes up for sale in a foreclosure auction. The new owners dissolve the condo association, since they own all of the rentals, or 90% of the homes in the complex.
This gives the owners permission to sell the entire complex at once, including what used to be condos. Your proceeds from having your home sold out from under you: $33,000. You still owe the rest of your mortgage (~$70,000), but have nowhere to live. Condo owners in Reading, Pennsylvania experienced this nightmare recently, and there is no legal way out for them.

Under Section 3220 of the Pennsylvania Uniform Condominium Act, when a condominium is dissolved, the condo association can put the entire condominium up for sale, regardless of who owns the individual units. So in acquiring control of the condo association, the new majority owner also gained the right to sell homes he didn't own.

Never really thought of this. I was close to buying a condo in foreclosure at the begining of this year but didn't really work out. I decided to save more, wait a bit then buy a detached home later. Good friggin thing I didn't go the condo route though.

@Loomfries Good god, do not buy into apartments or condos. The whole point of having a home, is being allowed to call it home - i.e. being able to do what you want on the property.
I'm a smoker, so apartments and condos are RIGHT out. Own pets? Good luck in a condo.
The whole idea of condos and apartments is abhorrent to me. Yay, being crammed into a concrete box-cage with 50 other families! Now we get to smell everyone's cooking!

Haha well in LA it's hard to own a detatched home unless you make a buttload of money or move more inland and commute. I've rented apts. forever but I do try to pick the best out of the bunch though you're right no freedom, can't do pets freely and gotta smell the Indian food the neighbors make.

A few years ago an old lady that lived downstairs from me commented I had my "TV too loud" the last couple of days. Well turns out I never had it on and actually had a girl over..a real one this time lol!
But yeah, hearing others sex, fight and go insane (throw plates on the floor slam doors etc.) is interesting at first but definitely get annoying.

But there is a slightly illegal way out for them. Take out insurance on your condo, tell your fellow tenants to do the same, then pick a day for everyone to be conveniently outside the condo, and burn the whole fucking thing to the ground.

Something similar happened to me back in 2004 in California , I bought a condo and had it for a few years but was requested to attend the h o a meeting . At this meeting I was informed that I could no longer do any modification to the property , I was running cat 5 and in ceiling speakers. I informed them that I was not altering the condo just improving it. That was when they told my I had no right to cut into the drywall because I did not own it, I asked what was the$ 540,000 that I paid for ? More..
